End-of-Summer Furniture Refresh: Clean, Then Protect

Clean upholstery before fall and apply protector while fibers are fresh. How the two steps work together to extend furniture life.

Fabric protector being applied to a freshly cleaned sofa

Fabric protector is only worth buying on clean fibers. Applied after a proper cleaning at the end of summer, it changes how the next six months of spills behave.

What protector actually does

It does not make fabric spill-proof. It lowers surface energy so liquid beads and stays on top of the fiber for a window of time, which is enough for a blot to remove it before it wicks and stains.

It also reduces dry soil adhesion, so routine vacuuming removes more.

Why cleaning first is non-negotiable

Applying protector over soil locks that soil in and wastes the product. The correct sequence is clean, dry, apply, then let it cure before heavy use.

Protector wears off in traffic areas and after cleaning, which is why reapplication is part of each professional visit rather than a one-time purchase.

What to do this month

Clean sofas, sectionals and dining chairs now, protect them, and rotate cushions so wear evens out before the season everyone spends indoors again.

Add mattresses to the list if it has been more than a year — humid July is when mite populations peak.

Key takeaways

  • Protector buys blotting time; it does not make fabric waterproof
  • Always clean and dry before applying protector
  • Reapply after every professional cleaning
