
Late July is the best time of year to deal with moisture, because whatever is wet now is as wet as it will get. Fix it before the shoulder season, when cooling surfaces and warm air produce a second round of condensation.
The walk-through
Basement: check the rim joist, behind stored items, and the base of every finished wall. Bathrooms: grout lines, the underside of the vanity, and whether the fan actually pulls a tissue to the grille. Kitchen: under the sink and behind the refrigerator water line.
Attic: look for dark staining on the sheathing near the ridge, which usually means a bath fan is dumping into the attic.
The fixes that pay off
Set a dehumidifier to 50% with a drain line, extend downspouts at least four feet from the foundation, reseal failing grout and caulk, and repair any grading that slopes toward the house.
Get flat-stored cardboard off the slab — put contents in sealed bins on shelving.
When to call instead
Growth over roughly ten square feet, growth inside HVAC, recurring growth in the same spot after cleaning, or any mold in a home with an immunocompromised or asthmatic occupant.
Recurrence always means the source was never found — that is an inspection, not another scrub.
