The housing runs to colonials on wooded lots and to the multi-level townhomes and condominiums of The Hills, and water finds a different path through each of them.

The colonials on the wooded streets, many of them built from the 1980s onward and some far older near the village green, carry four or five bedrooms over a main staircase, which is what makes a loss here a whole-house problem: water that starts on an upper floor travels down the stair stringers and into the ceiling below before anyone sees a stain. What water does to a colonial's floors

A hardwood floor cups when it holds water: the edges of each board swell first and rise above the middle, so the floor feels ribbed underfoot. It is not sanded until it is dry. Boards flatten as they release water, and a floor sanded while still wet ends up crowned, which costs more to put right than the loss itself did.

Drywall wicks water upward from a wet floor, and the line it reaches is usually higher inside the cavity than the mark on the paper suggests. The insulation behind it holds water longer than the board does. Where the wet line is low, a flood cut at a measured height opens the bay so air reaches the framing and the cavity dries instead of being closed up damp.

Drying stops on a meter reading

The points are marked on the first visit and read at the same spots each day, and an unaffected part of the same material is read alongside them so there is a dry standard to compare against.

Carpet and pad are treated as two different materials. Carpet gives up water quickly under extraction, while the pad beneath holds it and can stay saturated under a surface that feels dry. Where the pad is soaked, it comes out; where it can be dried in place, air is driven under the carpet and the readings decide. Most carpet is walkable in about two hours and dry the same day.

The mold check and the file at the end

Water left in a closed cavity for more than a couple of days turns a drying job into a mold job, so the walls, the stair framing and the underside of the floor are checked before the equipment is packed up.
