Reading a ceiling before opening it
The first tool on a ceiling leak is a meter, not a knife. A non invasive meter run across a ceiling maps the wet area without a single hole, and the wet area is regularly several times the size of the stain. Where more certainty is needed, pin readings and a thermal scan narrow it further, with the thermal image used to find temperature differences worth measuring rather than treated as a picture of water.
That mapping decides the opening. A ceiling opened at the stain when the water is entering four feet away is an opening in the wrong place, and it is repaired later at the homeowner's cost with the actual problem still upstream of it. A ceiling opened where the map says the water is answers the question in one cut.
Where the wet area is small and the material is a single sheet of drywall with no insulation above it, drying in place is sometimes possible. Where there is insulation in the cavity, the material comes out. Saturated fiberglass or cellulose insulation holds water, loses its function and does not recover, and a ceiling closed over wet insulation is a mold job in waiting.
Ceiling and wall water damage
A wet ceiling and a wet wall fail in different ways. Ceiling drywall carries the weight of the water and the wet insulation together against gravity, so it sags, the paper face bubbles and the fasteners pull through. A ceiling that is sagging is relieved in a controlled way rather than left to come down, and it is not walked under.
Walls wick water upward through the paper face of the drywall well above the water line, and the visible mark stops far below the actual wet edge. That is why a wall is read at the base and at height, and why the cut line on a wall removal is placed above the reading rather than above the stain.
Behind both is the insulation and the framing, and those are the parts that decide the timeline. Framing lumber dries and usually stays. Insulation goes. Wallpaper and vinyl wall coverings are a special case: they are close to vapor closed, so a wall behind them cannot dry through the face and the covering comes off before the wall can be dried at all.
Wind driven rain, chimneys and flashing
Most roof leaks are not holes in the field of the roof. They are failures at the junctions: where the roof meets a wall, where it turns in a valley, where a vent or a stack comes through, and where a chimney passes the roof plane. Those junctions are sealed with flashing, and flashing is what fails.
A chimney is a frequent one in an older North Jersey house, because a chimney has four separate water paths of its own: the crown at the top, the cap over the flue, the flashing where the masonry meets the roof, and the masonry itself, which absorbs water when it is unsealed and spalled. A homeowner who sees a ceiling stain near a chimney breast is usually looking at the bottom of one of those four.
The restoration side of that is the same as any storm leak: map it, remove what cannot be dried, dry the rest and document it. The repair side belongs to the roofer or to the chimney trade, and where the source is not stopped the drying is postponed rather than started.

The order that works is source stopped, then dried, then rebuilt. Rebuilding a ceiling over an assembly that has not reached a dry standard seals water into the cavity, and it is the most expensive shortcut available on a storm job.
